Future Workspaces at Kalasataman Kummeli

KOy Kalasataman Kummeli is located along Sörnäisten rantatie in Helsinki, with excellent transport connections. Its wide range of services includes reception services, rentable meeting rooms, and a lunch restaurant.

To improve the leasing of its premises and differentiate from competitors, the client asked Agile Work to support the property development. The key starting points for the design were ease of service procurement, cost-effectiveness, and sustainability.

A comprehensive package to support leasing

The project included an extensive set of materials supporting leasing sales, marketing, and tenant modifications, from design to implementation:

Functional space plans that help illustrate the capacity and potential of the premises.
Material collections that clarify the cost distribution between the property owner and the tenant, and make it easier to anticipate the costs of space alterations.
An interactive space model that visualizes different layout solutions and material options.
The design and implementation of a showroom (approx. 400 m²), aimed at creating an experiential environment, a clear customer journey, and a diverse presentation of different furnishing solutions and materials.
A brochure and video showcasing the property’s spaces and services in a comprehensive way.

Sustainability at the heart of the design

Space alterations were kept to a minimum, and solutions were designed to work with existing structures and materials. Material selections took into account environmental impact and the potential for reuse within the property.

Services were favored over products; for example, most furniture was acquired used or rented. Fixed furnishings, such as kitchens, were renewed only on visible surfaces.
